Low water pressure in a house is a diagnosis that runs on three questions: where (one fixture, one bathroom, or everywhere), which (hot, cold, or both), and when (sudden or gradual). Answer those and the suspect list shrinks from a dozen to two. This diagnostic walks the tree.
First, measure instead of feeling
A 10 dollar pressure gauge threaded onto a hose bib or laundry faucet turns complaints into numbers: 40 to 60 psi is healthy, under 40 explains weak showers, and over 80 is its own problem. Test with all water off, and again with a tap running; a big static-to-flowing drop points at restriction (something choking flow) rather than supply pressure itself. Note also whether the house has a pressure reducing valve (a bell-shaped brass fitting near the main shutoff) and, on wells, remember that the pressure tank and switch set the rules instead of the street.
One fixture: the five-minute cases
A single weak faucet is an aerator packed with grit until proven otherwise: unscrew, rinse, reinstall. Showerheads clog the same way, and a vinegar soak dissolves the mineral crust. Whole house, gradual: buildup somewhere
Slow decline over months or years has three classic authors. A loading sediment filter, where one exists, is the cheapest suspect and the most forgotten. Galvanized steel piping in pre-1970s houses closes itself off with internal rust, the signature being decades-long decline plus discolored first draws. And mineral scale narrows pipe in very hard water, a slower version of the same arithmetic. The filter is a cartridge change; the piping is a repipe conversation.
Whole house, sudden: events
An abrupt drop has an event behind it. In order of checking: a leak or a running toilet somewhere (the water meter test, all fixtures off, meter still spinning, settles it fast); a pressure reducing valve failing, since PRVs die in both directions and a 15-year-old valve that suddenly delivers 30 psi has simply retired; a main shutoff or meter valve not fully open, common after any recent work; and the utility itself, where a call or a neighbor comparison closes the case. The pressure regulator, since it decides everything
Where a PRV exists, it is the single most consequential component in this story: it sets the whole house’s pressure, it drifts and fails with age (10 to 20 years is a lifespan), and it produces both chronic low pressure and, failing the other way, the over-80 readings that hammer fixtures and force relief valves to weep, including the water heater’s T&P valve. Many are adjustable within a range; a failed one is a replacement, and the gauge tells you which conversation you are having.
The bottom line
Measure first. One fixture: clean the aerator and suspect the cartridge. Hot only: the heater’s department. Everywhere and gradual: filter, galvanized pipe, or scale. Everywhere and sudden: leak, PRV, half-closed valve, or the street. Three questions and a 10 dollar gauge solve what folklore blames on the city.
