Stucco is concrete’s siding: durable, fire-resistant, and unforgiving, because a cementitious shell that absorbs water and dries slowly turns every flashing mistake into a long-term moisture study. Stucco moisture problems concentrate at predictable addresses, window corners, roof-wall intersections, grade lines, and the diagnostic work is mostly reading cracks and stains correctly. The systems: three-coat, one-coat, and EIFS

Traditional three-coat stucco builds cement plaster (scratch, brown, finish) over metal lath, with two layers of water-resistive barrier behind and a weep screed at the wall’s base, the perforated stop that lets absorbed water drain out the bottom: like brick and vinyl, a reservoir-and-drain design in which the shell wets and the assembly dries. One-coat systems thin the plaster over foam with the same drainage logic. EIFS (synthetic stucco) is a different animal, acrylic finish over foam board, and its history is the cautionary tale of the category: the older barrier-type EIFS, with no drainage plane, trapped every flashing leak against the sheathing and produced the concealed-rot findings that made the product famous in litigation; modern drainage EIFS added the cavity and weeps that the failures demanded. The crack taxonomy

Cement shrinks and buildings move, so stucco cracks, and the reading is width, pattern, and company. Hairline craze and map cracking, thin, shallow, netlike, is curing and thermal history: cosmetic, sealed at repaint with flexible coatings. Pattern cracking on straight lines, following sheathing joints or studs, reports lath and substrate movement, worth watching. Diagonal cracks off window and door corners are the stress concentrations every cladding draws, and stucco’s version doubles as a water entry at exactly the flashing-critical address. Stucco’s slow drying makes its stains eloquent. Persistent dark staining below window corners, at roof-wall lines, and around penetrations maps chronic wetting paths; efflorescence files the usual mineral water-report; soft, hollow, or bulging patches (tap and probe) mean the shell has delaminated or the substrate behind has rotted; grade-buried stucco, plaster run into soil or mulch with the weep screed buried, wicks ground moisture continuously and hides the sill-band rot it feeds; and interior corroboration, stains and soft trim at the same addresses, converts allegations to findings. On suspect walls, professional moisture probing (pin readings through the shell at the standard addresses, or scans) is the stucco trade’s standard verification, standard enough that stucco-heavy markets run whole inspection specialties on it, with barrier EIFS the mandatory case.

The detail that decides walls: kick-out flashing

Where a roof edge terminates against a wall, gutter-bound water must be kicked away from the cladding by a small diverter, the kick-out flashing, and its absence on stucco is the single most productive finding in the category: roof water concentrates into the wall at one point, storm after storm, and the wall’s slow-drying shell conceals the sheathing rot until the stain, the bulge, or the remodel reveals it.
