Foundation cracks are the most over-feared and under-read findings in a house: nearly every foundation has some, most mean little, and a specific few mean everything. Reading foundation crack types comes down to direction, width, pattern, and change over time, and the reading separates the caulk-and-monitor cases from the call-an-engineer ones. Shrinkage: the harmless majority

Poured concrete shrinks as it cures, and thin vertical or slightly diagonal hairlines, typically under an eighth inch, often near mid-wall, windows, or form tie lines, are that shrinkage recorded: static, structural non-events, common in the first years and permanent thereafter. Their significance is hydraulic, not structural: they are water paths through a below-grade wall, announced by damp streaks, efflorescence, or seasonal seepage, and their repair is injection, epoxy or polyurethane filling the crack full-depth, a routine specialist job, plus the exterior water management that lowers the pressure feeding them. Slab shrinkage cracks in basement and garage floors are the same story flatter, cosmetic absent displacement or heave.

Settlement’s signatures: vertical, diagonal, stair-step

Foundations settle as soils compress, and modest, uniform, early-life settlement is ordinary; the cracks that record it read by pattern. Vertical and diagonal cracks wider at one end mark differential movement, one section dropping relative to another, with diagonals radiating from corners of openings as the classic stress concentration. Stair-step cracks in block and brick walls follow the mortar joints down and across, masonry’s way of drawing the same diagonal. The seriousness ladder runs on three measurements: width (hairline to an eighth inch, monitor; approaching a quarter inch, investigate; beyond, engineer), displacement (faces offset in or out of plane outrank width alone), and activity (a crack that widens season to season is a process; a stable one is history). Corroborating witnesses live upstairs, doors racking out of square, drywall cracks at opening corners, floors sloping toward one zone, and the settlement-versus-heave reference sorts the direction of movement while the causes, drainage, grading, tree roots drying clay soils, gutter discharge saturating one corner, usually trace back to the water management catalog.

The horizontal crack: the one that outranks everything

A horizontal crack running along a basement wall, most often in block, at or near mid-height, frequently paired with inward bowing, is lateral soil pressure winning: saturated or expansive soil, frost, or vehicle surcharge pushing the wall inward, the wall bending like a beam and cracking at its tension face. This is the type that skips the monitoring tier: horizontal cracking with any measurable deflection is a structural engineer’s case, with the reinforcement options, carbon fiber, steel braces, wall anchors, excavation and rebuild in the worst cases, belonging to the bowing-wall reference, and the pressure source, almost always water, belonging to the drainage corrections that must accompany any structural fix or finance its repetition.

Monitoring, and buying opinions cleanly

The homeowner’s instrument is documentation: each crack dated, photographed with a ruler, ends pencil-marked, and rechecked seasonally, since activity is the diagnosis and memory is a poor gauge; commercial crack monitors (calibrated telltales spanning the crack) formalize it for the borderline cases. The escalation rules: horizontal or displaced cracks, widths past a quarter inch, distortion upstairs, or documented movement earn a structural engineer’s assessment, purchased independently of any repair contractor, the same conflict-of-interest hygiene as mold assessment: the engineer sells judgment, the contractor sells steel, and the order matters. Meanwhile the universal accompaniment costs least and matters most: water managed away from the foundation, per the grading and gutter references, because nearly every serious crack category has saturation somewhere in its history.

The bottom line

Vertical hairlines are shrinkage and a sealing errand; widening diagonals and stair-steps are settlement asking for measurement; and horizontal cracks with bowing are pressure demanding an engineer. Date, photograph, and re-measure, keep the water away from the walls, and buy the opinion from someone who does not sell the repair.
