Asphalt shingles cover most American roofs, and how long asphalt shingles last is a question with two answers: the warranty printed on the wrapper, and the honest field number, which runs shorter and depends on sun, heat, ventilation, and slope orientation more than brand. The aging sequence
A shingle roof fails on a schedule readable from the ground and the gutters. Granule loss opens the story: the mineral surface armor sheds gradually all along, then heavily as the asphalt beneath dries, showing up as sandy accumulations in gutters and downspouts and, later, as shiny bald patches where black asphalt shows through. Curling and cupping follow: edges turning up (curling) or centers dishing (cupping) as the asphalt shrinks and the mat distorts, the stage at which wind starts finding purchase. Cracking and brittleness mark late age: surface craze lines deepening into splits, and shingles that break rather than flex underfoot or under a repair hand, the property that makes old roofs nearly unrepairable. Tab loss ends it: wind stripping shingles whose seal strips and fasteners have nothing sound to hold, exposing underlayment and then deck. Alongside the sequence run the localized failures with their own references: flashing, which fails on its own clock and causes most leaks attributed to shingles, and valleys, which concentrate water and wear.
Reading a roof from the ground
Binoculars and the gutter downspout tell most of the story without a ladder: bald or shiny patches, especially on south and west slopes; curled edges silhouetted against the sky along ridges and rakes; missing tabs and exposed black lines after wind events; granule drifts at downspout outlets; and, indoors, the attic and ceiling evidence that says water has already found a path. Distinguish the cosmetic: the black streaking on shade slopes is algae, an appearance issue, while green cushioned moss is a moisture-holding problem with its own removal reference. Interior heat evidence counts too: an attic that runs brutally hot, with the ventilation shortfalls that cause it, is actively spending the roof’s remaining years.
The endgame decisions
The signs above feed the repair-versus-replacement math, with two thresholds worth naming here. A roof past the point of brittle handles repairs badly, each fix cracking its neighbors, so chronic small repairs on an old roof are usually money rehearsing for the replacement. And the layering question, shingling over an existing layer, trades a cheaper install for hidden deck condition, extra heat load on the new shingles, and a double tear-off later; most roofing advice, and some codes, cap it at two layers and counsel against the second where the budget allows honesty. Timing, finally, belongs to the owner who watched the sequence: replacing in year 22 on your schedule beats replacing in year 24 on the weather’s, with the leak-finding reference covering the interim if the weather votes first.
