Ductless mini-splits, an outdoor compressor serving one or more wall-mounted indoor heads through small refrigerant lines, have become the default answer for additions, older houses without ducts, and electrification retrofits, and they run on the same heat pump physics as their ducted cousins. Their maintenance profile, though, is their own: mini split maintenance is frequent, light, and mostly about the indoor head’s washable filters and perpetually damp coil. How the system works
The outdoor unit compresses refrigerant and sends it through a slim line set, two insulated copper lines plus power and control wiring in one bundled chase, to each indoor head, where a coil and a quiet tangential blower condition that room directly: no ducts, no duct losses, and room-by-room control, with multi-zone outdoor units feeding up to several heads. Inverter-driven compressors modulate continuously rather than cycling, which is where the efficiency lives and why a healthy mini-split seems to run always, gently, rather than in blasts. Each head manages its own condensate, draining by gravity through the line-set chase or, where gravity has no route, via a small condensate pump, and each head’s remote hides the mode, louver, and fan logic that half of all “broken mini-split” complaints turn out to be.
The owner’s maintenance: small, frequent, decisive
Filters, monthly in season. Behind each head’s front panel sit washable mesh screens: slide out, rinse, air-dry, reinstall, two minutes per head. They are dust screens rather than MERV-rated media, they load fast, and a blinded screen produces the full airflow-starvation catalog, weak output, coil icing, and runtime creep.
The damp-coil problem. The design’s known weakness is biology: the indoor coil and blower wheel stay damp through cooling season in a dark box, and the musty-smell complaint that follows is mold on the wheel, the ductless cousin of the condensate slime economy. The habits that slow it: run fan-only for a while after heavy cooling to dry the coil (many units have a self-dry or clean mode doing exactly this), keep filters clean so dust stops feeding the film, and accept that an established colony is a professional deep-clean job, bag, pump sprayer, and coil cleaner around the electronics, rather than a spray-can errand.
Condensate. Gravity drains clog like all condensate lines and clear the same way, suction at the outside termination; pump-equipped heads add the pump’s reservoir and check valve to the seasonal look. A head dripping from its face or streaking the wall below is the drain talking, and heads over beds and electronics argue for the same overflow-switch thinking as attic air handlers.
The outdoor unit. Clearance maintained, coil rinsed gently when linted, kept above snow line and out of roof drip paths in winter (its defrost cycle handles frost, not cascades), and mounted so vibration never becomes the wall’s problem.
The technician’s half
Refrigerant lives in field-made flare connections at both ends of every line set, and flares are the system’s characteristic slow-leak point: declining capacity, icing, or a head blowing tepid air earns a gauge-and-leak visit, with the frozen-coil logic translating directly. Deep cleaning of coil and blower wheel, control-board diagnostics behind blink codes, and any line-set or mounting rework round out the professional list, on the same multi-year service rhythm as the rest of the mechanical inventory. Two ownership notes earn their sentence: heads remember their settings through power blips imperfectly, so a “failed” unit after an outage is often a mode reset away from health, and drain-pan tablets plus a coil-dry habit are cheaper than the annual deep clean they postpone.
